| Abstrak (Bhs. Indonesia) | Rekayasa nilai adalah suatu usaha agar tujuan proyek konstruksi dapat diwujudkan dengan biaya yang paling murah, metode pelaksanaan yang mudah, dan dalam waktu yang singkat. Harga per m2 Proyek Pembangunan Gedung Perawatan RSU Ananda Purwokerto di atas harga berdasarkan Peraturan Gubernur Jawa Tengah Nomor 33 Tahun 2013, Tanggal 11 Juni 2013 Tentang Standarisasi Biaya Kegiatan dan Honorarium, Biaya Pemeliharaan dan Standarisasi Harga Pengadaan Barang/Jasa Kebutuhan Pemerintah Provinsi Jawa Tengah Lampiran No. II.D.1 Indek Harga Satuan Tertinggi Per m2 Bangunan Gedung Bertingkat Tidak Sederhana. Tujuan yang hendak dicapai dalam study ini adalah menemukan alternatif material terbaik sebagai pengganti dan menganalisis penghematan biaya. Item pekerjaan yang memungkinkan untuk dilakukan value engineering dari desain awal adalah item pekerjaan rangka atap, dinding dan plat lantai. Hasil studi menunjukkan adanya penurunan rencana anggaran biaya sebesar 3,29 %. Pekerjaan Rangka Atap dengan menggunakan bahan alternatif baja ringan harganya lebih mahal 41,14 % atau (Rp. 21.238.666) dari anggaran perencanaan awal. Akan tetapi terjadi penurunan beban sebesar 64 %. Pekerjaan Lantai menggunaan Hollow Core Slab (HCS) menghasilkan penghematan biaya lebih murah Rp 175.547.989,- atau 24,95% dari anggaran perencanaan plat lantai beton cor konvensional, penurunan beban sebesar 31,25 %. Harga pekerjaan pasangan dinding dengan menggunakan bahan alternatif bata ringan lebih mahal (Rp 2.201.615,-) atau 0,16 % dari anggaran perencanaan pekerjaan dinding batu bata merah. Berat jenis bata ringan signifikan dalam menurunkan pembebanan yaitu sebesar 80,9 %. Penggunaan bahan alternatif menyebabkan penurunan beban mati yang diterima oleh struktur. Dampak ikutan penurunan beban yang bekerja pada struktur adalah penurunan dimensi tulangan struktur secara keseluruhan sehingga diperoleh penghematan baja tulangan. |
