| Abstrak (Bhs. Indonesia) | Penelitian ini bertujuan untuk menganalisis pengaruh struktur modal, kebijakan dividen, dan profitabilitas terhadap nilai perusahaan dengan menggunakan keputusan investasi sebagai variabel kontrol. Populasi dalam penelitian ini adalah perusahaan properti dan real estate yang terdaftar di Bursa Efek Indonesia periode 2021–2024. Teknik pengambilan sampel yang digunakan adalah purposive sampling dan diperoleh 35 perusahaan dengan jumlah 90 data sampel. Penelitian ini menggunakan data sekunder berupa laporan keuangan tahunan perusahaan. Teknik analisis data menggunakan analisis regresi data panel. Hasil penelitian menggunakan EVIEWS menunjukkan bahwa: (1) Struktur modal berpengaruh positif terhadap nilai perusahaan, (2) Kebijakan dividen tidak berpengaruh terhadap nilai perusahaan, dan (3) Profitabilitas berpengaruh positif terhadap nilai perusahaan. |

| Abtrak (Bhs. Inggris) | This study aims to analyze the effect of capital structure, dividend policy, and profitability on firm value using investment decision as control variable. The population in this study are property and real estate companies listed on the Indonesia Stock Exchange for the period 2021–2024. The sampling technique used was purposive sampling and obtained 35 companies with a total of 90 sample data. This study used secondary data in the form of company annual reports. The data analysis technique used is panel data regression analysis.The results of the study using EVIEWS show that: (1) Capital structure has a positive effect on firm value, (2) Dividend policy does not have a significant effect on firm value, and (3) Profitability has a positive effect on firm value.
