| Abstrak (Bhs. Indonesia) | Judul penelitian ini adalah "Faktor-Faktor Yang Mempengaruhi Keputusan Pembelian Rumah Sedehana Bersubsidi oleh penghuni perumahan yang dikembangkan oleh PT Hasan Dinar Graha di Kota Tasikmalaya". Tujuan dari penelitian ini yaitu (1) Untuk mengetahui seberapa besar pengaruh persepsi harga rumah, lokasi perumahan, uang muka KPR, pendapatan konsumen, lingkungan dan fasilitas perumahan secara bersama-sama terhadap keputusan pembelian rumah sederhana bersubsidi di Kota Tasikmalaya. (2) Untuk mengetahui seberapa besar pengaruh persepsi harga rumah, lokasi perumahan, uang muka KPR, pendapatan konsumen, lingkungan dan fasilitas perumahan secara parsial terhadap keputusan pembelian rumah sederhana bersubsidi di Kota Tasikmalaya. (3) Untuk mengetahui variabel mana yang paling berpengaruh terhadap keputusan pembelian rumah sederhana bersubsidi di Kota Tasikmalaya. Data yang digunakan adalah data primer dari responden yang merupakan pemilik dan penghuni rumah sederhana bersubsidi yang dikembangkan oleh PT Hasan Dinar Graha, yaitu perumahan Kersanegara dan puri Sumelap Indah. Analisis data yang digunakan adalah Analisis Regresi Berganda. Hasil penelitian ini menunjukkan bahwa (1) variabel harga rumah, lokasi perumahan, uang muka KPR, pendapatan konsumen, lingkungan dan fasilitas perumahan secara bersama-sama berpengaruh signifikan terhadap keputusan pembelian rumah sederhana bersubsidi di Kota Tasikmalaya. (2) Variabel lokasi perumahan, uang muka KPR, pendapatan konsumen dan lingkungan perumahan secara parsial berpengaruh signifikan terhadap keputusan pembelian rumah sederhana bersubsidi di Kota Tasikmalaya. (3) Keputusan pembelian rumah sederhana bersubsidi di Kota Tasikmalaya dapat dijelaskan oleh variabel harga rumah, lokasi perumahan, uang muka KPR, pendapatan konsumen, lingkungan dan fasilitas perumahan sebesar 66,7 persen, sedangkan 33,3 persen dijelaskan oleh faktor lain yang tidak dimasukan kedalam model.(4) Variabel lokasi merupakan variabel yang paling berpengaruh terhadap keputusan pembelian rumah sederhana bersubsidi di Kota Tasikmalaya, hal tersebut ditunjukan bahwa variabel lokasi memiliki persentase nilai elastisitas sebesar 77,05 persen. Pengembang perumahan perlu mempertimbangkan lokasi perumahan yang mudah dijangkau, akses menuju lokasi perumahan yang lanacar dan memiliki kedekatan dengan pusat kota maupun tempat ativitas penduduk seperti kantor dan sekolah. Kebijakan pemerintah yaitu KPR Sejahtera Tapak FLLP dalam menentukan uang muka KPR yang rendah perlu dipertahankan dikarenakan sangat membantu masyarakat berpenghasilan rendah untuk memiliki hunian.Pengembang dapat mencipatakn lingkungan kondusif di dalam perumahan dengan memperhatikan aspek kenyamanan dan keamanan. |
| Abtrak (Bhs. Inggris) | Thisresearch was entitle “ Factors Affecting The Dwellers’ Decision in Purchasing Subsidized Homely Houses Developed by PT Hasan Dinar Graha in City of Tasikmalaya”. The purposes in this research was (1) To determine the extent the influences perception of house price, location, down payment, consumer income, environment and housing facilities simultaneously on purchasing decisions for subsidized homely houses in Tasikmalaya. (2) To determine the extent the influences perception of house price, location, down payment, consumer income, environment and housing facilities partially on purchasing decisions for subsidized homely houses in Tasikmalaya. (3) To determine which variable that most influential on purchasing decisions for subsidized homely houses in Tasikmalaya city. The data in use is the primary data by the respondents was buyers and dwellers of subsidized homely houses which developed by PT Hasan Dinar Graha, namely housing Kersanegera and Puri Sumelap Indah. Data analysis used is Multiple Regression Analysis. The result of this study shows that (1) Variables of price, location, downpayment, consumer income, environment and facilities together significantly influence the purchasing decision for subsidized homely houses in Tasikmlaya. (2) Partially, variables of location, down payment, consumer income and environment significantly influence the purcahasing decision for subsidized homely houses in Tasikmalaya, especially housing develop by PT Hasan dinar Graha. (3) Purchasing decision for subsidized homley houses in Tasikmalaya can be explained by 66.7 percent by the rate of change in perception of price, location, down payment, consumer income, environment and housing facilities, and 33.3 percent is explained by other factors that are not incorporated into the model. (4) Variable of location is a variable that have greter affect to the purchasing decision for subsidized homely houses developed by PT Hasan Dinar Graha, its shown that the location variabel has elasticity of 77.05 percent. Developers of subsidized homely houses need to considser hosuing location that has ease location, traffic to the location of housing, residential proximity to the city centers and retrofitting with work or activity. The government policy of determining a low down payment and affordable loan must be maintained, sice is very helful for the low-income people to purchase subsidized homely houses. Developers can create a conductive environment in the housing with the aspect of comfort and security. |
