Penelitianiniberjudul “AnalisisFaktor-Faktor yang MempengaruhiPermintaanPerumahanTipeCluster di Purwokerto (StudiKasusSapphireeGroup)”. Tujuan penelitian ini adalahuntukmenganalisisfaktor-faktor  yang mempengaruhipermintaanperumahankhususnyatipeclusterpadaperumahan yang dikembangkan Sapphire Group Purwokerto.
	Populasidalampenelitianiniadalahpenghuniperumahanyang dikembangkan Sapphire Group Purowokertoantara lain Sapphire Regency, NewSapphireeRegency, dan Sapphire Residenceyang berjumlah 117responden.Metodepengambilansampelmenggunakanarea sampling.Alatanalisis yang digunakanadalahregresi linier berganda.
Hasilanalisismenunjukkanbahwapendapatan, lokasi, lingkungandanfasilitasberpengaruhterhadappermintaanperumahantipecluster di Purwokerto. Dari pengujiankoefisiendeterminasidiketahuibahwa 51,8 persendarivariasi yang terjadi di dalamvariabelpermintaanperumahantipeclustersecarabersama-sama di pengaruhioleh variable pendapatan, harga, lokasi, lingkungan, fasilitas, dandummykepemilikanrumah lain. Secaraparsialvariabelpendapatan, lokasi, lingkungan, danfasilitasberpengaruhterhadappermintaanperumahan, sedangkanvariabelhargasertakepemilikanrumah lain tidakberpengaruhterhadappermintaaanperumahan. Dari hasilpenelitianinididapatbahwafaktorlokasisangatberpengaruhdalampembelianrumah.
Implikasidarihasil penelitianadalahpengembangperlumempertimbangkanlokasi yang strategis, lingkungan yang kondusif, danfasilitas yang memadaidalammembangunperumahan, sertadisesuaikandenganhargarumahsehinggadapatdijangkauolehmasyarakat.PengembangberkoodinasidenganDinasKebersihandanTataRuanguntukmemilihlokasi yang baikuntukdijadikanperumahansehinggapembangunanperumahantidakmerusaklingkungan.

The study entitled "Analysis of Factors Affecting Cluster Type Housing Demand in Purwokerto (Sapphire Group Case Study)". The purpose of this study was to analyze factors  affecting demand of housing especially cluster type developed by Sapphire Group Purwokerto.
The population in this study was developed residential occupants Sapphire Group Purowokerto include Sapphire Regency, New Sapphiree Regency, and Sapphire Residence, amounting to 117 respondents. The sampling method using area sampling. Tool of analysis used was multiple linear regression.
The analysis showed that income, location, environment and facilities affect the demand for the type of cluster housing in Purwokerto. Coefficient of determination of the test was known that 51,8 percent of the variation that occured in the type of housing demand of cluster type variable altogether influenced by variable of income, price, location, environment, facilities, and other house ownership dummy. Variable income, location, environment, and facilities affect the demand for housing, while variable rates and other house ownership does not affect the residential demand.From the results of this study found that location was very influential factor in the purchase of house.
The implication of the study was the developer needs to consider a strategic location, conducive neighbourhood, and sufficient facility in bulding housing, also fitted to house price thus could be affordable by people. Developer should coordinate with Cleaning and Spatial Department to choose a good location to build housing that residential development does not harm the environment.
