Analysis of Housing Demand Preferences based on Subsidized and Commercial Housing Criteria in Banyumas Regency

Adanya pilihan produk perumahan Subsidi dan Komersil di kalangan masyarakat menjadi fenomena yang sangat menarik. Masyarakat perlu mengidentifikasi masalah harga rumah subsidi dan harga rumah komersil, fasilitas dan prosedur administrasi perumahan, pendapatan dan lokasi perumahan menjadi pertimbangan bagi konsumen dalam memilih perumahan. Seiring waktu yang masih terdampak akibat pandemi Covid-19, ditemukan banyaknya developer perumahan komersil menjual unit rumah dengan rentang harga yang cukup murah (harga bersaing dengan rumah subsidi). Sedangkan sisi lain, pemerintah dalam programnya juga masih gencar menyediakan perumahan bersubsidi. Studi ini meneliti preferensi konsumen perumahan berdasarkan kriteria rumah subsidi dan rumah komersil di Kabupaten Banyumas dengan menggunakan analisis regresi logistik. Tujuan penelitian ini untuk menganalisis pengaruh variabel harga rumah subsidi, harga rumah komersil, pendapatan, lokasi perumahan dan fasilitas perumahan dan prosedur administrasi perumahan terhadap preferensi konsumen perumahan subsidi dan komersil. Pengumpulan data menggunakan data primer yang dihimpun dari 108 responden dengan menggunakan kuesioner secara langsung ke lokasi penelitian. Hasil penelitian secara parsial, variabel yang berpengaruh signifikan dalam preferensi konsumen perumahan subsidi dan komersil, yaitu variabel harga rumah komersil dan pendapatan. Rumah komersil sebagai barang substitusi dari rumah subsidi, terbukti memiliki odd rasio terbesar yang mengindikasikan perubahan naiknya harga per satuan rumah komersil akan diikuti naiknya peluang minat masyarakat untuk membeli produk tersebut.

The existence of a choice of subsidized and commercial housing products among the community is a fascinating phenomenon. The community needs to identify the problem of subsidized housing prices and commercial housing prices, housing administration facilities, procedures, income, and housing locations to be considered for consumers in choosing housing. Over time that was still affected by the Covid-19 pandemic, it was found that many commercial housing developers were selling housing units at a reasonably affordable price range (competitive prices with subsidized houses). Meanwhile, on the other hand, the government in its program is still aggressively providing subsidized housing. This study examines housing consumer preferences based on subsidized housing and commercial housing criteria in Banyumas Regency using logistic regression analysis. The purpose of this study was to analyze the effect of subsidized housing prices, commercial house prices, income, housing location, housing facilities, and housing administration procedures on the housing consumer preferences for subsidized and commercial. They collected data using primary data collected from 108 respondents using a questionnaire directly to the research location. The study results partially show that the variables that have a significant effect on the housing consumer preference for subsidized and commercial are the variables of commercial house prices and income. As substitutes for subsidized housing, commercial houses are proven to have the most significant odds ratio, which indicates that an increase will follow changes in the price increase per unit of commercial housing in the public interest in buying the product.
